House Design for a Client in Boralesgamuwa.

This house is constructing near a beautiful place in the area with the soft aroma of  Boralesgamuwa tank. Architectural Design is done by MC&C Architects and the Structural Design is done by Chartered Structural Engineer, Isuru S. Amarasena.
This house is consisting with two floors and  a roof terrace floor. Ground floor is consisted with  a two car parking area, a large living area, Guest bedroom, Pantry and Kitchen yard. First floor is consisted with 3 large bedrooms, a closet and a common family room area with a bathroom. Planter areas are provided in all sides other than blind wall side. A large Covered terrace area is also included in first floor. The roof terrace has a very large ceremonial open space and a covered lobby from the staircase. Water tank is designed on a slab above the roof terrace and a roof slab was also designed for that water tank slab. In all means, this is a very good example for a well planned, everything included, interesting adorable house inside a small land plot area with well managed spaces.
The House is designed with full of glass cladding in all directions other than blind wall side. So paying a special attention to the deflections of beams was very crucial as it can lead for "Glass Crackings". And also around the glass cladding and windows aluminium framing is to be done. So maintaining a constant height in perimeter beams was compulsory to maintain the horizontal line views. With these aluminium framing and glass cladding finishes, a reinforced concrete column is not matching for the corner of the living area and so that we designed a Steel "I" section column for the first floor only. Maintaining the level drops of the slabs with the beam heights was done very carefully.
The soil was very strong and a it was a red color "Kabok". So the Pad type foundation was proposed and T12 reinforcement bars used in 150 mm spacing for the pad foundation for different thicknesses according to the available loads from the superstructure.










Contractor was not a reputed one and during the reinforcement check site visit by the structural engineer, it was noticed that the levels and depths and arrangement of the beams and slabs were not as per the structural drawing. So he ordered to stop the work and a 3D modal was made to identify the beam depths,  slab depths and dimensions clearly and for a good visualisations.
